Pricing Your Home in Brunswick County North Carolina

When listing a home for sale in coastal Brunswick County, North Carolina, location of the home was given great consideration and if close to the beach added value upping the pricetag.  I am finding that price is driving the market to such an extreme that location has taken a back seat to other factors.  Homes closer to the beach were more expensive because the land value was considered higher than homes a bit farther from the water.  These days, buyers will not stand for it and so a condominium in a golf community priced higher because it is close to the water, for example, will lose out to one a short distance away - because of price.  It appears the playing field has evened out.  Price, square footage and condition of the home now seem to have more bearing on salability.  I am also seeing that buyers do not want to do any work to a home, even if it's just cosmetic.  The want the real deal in move-in condition and if they don't see it in your home, they will simply move on - because they can.  If not in good condition, you will have to reduce the price to such an extent in order to compensate and be competitive with all the other homes with the same square footage in better condition.
