When listing a home for sale in coastal Brunswick County, North Carolina, location of the home was given great consideration and if close to the beach added value upping the pricetag. I am finding that price is driving the market to such an extreme that location has taken a back seat to other factors. Homes closer to the beach were more expensive because the land value was considered higher than homes a bit farther from the water. These days, buyers will not stand for it and so a condominium in a golf community priced higher because it is close to the water, for example, will lose out to one a short distance away - because of price. It appears the playing field has evened out. Price, square footage and condition of the home now seem to have more bearing on salability. I am also seeing that buyers do not want to do any work to a home, even if it's just cosmetic. The want the real deal in move-in condition and if they don't see it in your home, they will simply move on - because they can. If not in good condition, you will have to reduce the price to such an extent in order to compensate and be competitive with all the other homes with the same square footage in better condition.

As a real estate agent, one of the things that really bothers me is the lack of affordable homes for those that may not be able to or prefer not to buy a home in the $200,000 and up bracket. In my opinion, owning a home is one of the best things you can do and now, my office has the pleasure of being the selling agents for Green Bay Village, Phase II. Located at 599 Forest Drive Extension in Shallotte, NC just off Highway US Route 17, Green Bay Village offers various floorplans and square footage, new construction homes on homesites that are about 80 x 125 in a fiber optic neighborhood - not bad. The builders have been around for awhile and have carefully thought out their project. They are not beholding to anyone and so there is no danger of this subdivision starting up and not being finished. Phase I is all but sold out already and the homeowners range from young couples and families to the not so young, and who recognize quality craftsmanship and a good value. I have listed the flloorplans on my website and prices for the standard package - upgrades are available. The builders will sit down with you themselves when you are ready to put your package together and are happy to discuss any changes you may have. Most of the work is pridefully done by themselves and they offer a one year builders warranty and also a 10 year Bonded Builders Warranty. Green Bay Village is just minutes from Walmart, drug stores, shopping and restaurants in downtown Shallotte. It is also about 10 minutes to the area beaches, championship golf courses, and great fishing, and 35 minutes to Myrtle Beach in South Carolina or Wilmington North Carolina. Best of all it's your chance for a wonderful lifestyle. We have contacted lenders who have several different loan programs available and who can help determine what kind of loan you qualify for and which is best for you. So, give me a call or drop me an email and I will gladly mail you a packet of the various floorplans and introductory information. Or feel free to stop by the on site office where someone from A Grade Above Realty is there Monday thru Saturday, Sunday's by appointment. Before I go on a listing appointment, I pull up all the information I can find on the subject home. If the home was listed with another agent, I will most probably be familiar with it, as I scour the MLS daily and several times a day in order to be up on the activity in my selling area. I usually get a price in my head just by looking at it and knowing the square footage, age, location, etc. I also do some preliminary comparables. Then I go to actually see the house to see the condition, upgrades, curb appeal, size and location of rooms and any other characteristics that would impact desireability and pricing. This will either solidify the number I have in my head or change it. To back my number up, and then do some serious comps. I know what the sellers paid for the home, how much they have invested in it, but I also know the price the market will bear. If we don't price it correctly at the onset, we will not get the showings we want and need in order to sell the home and end up chasing the market. Studies show that by pricing a home too high, you inevitably end up selling at a lower price than if you priced it lower and correctly to begin with. Additionally, you also need to look at the number of active listings as well as their pricing so you can position your home competitively.
